the reason people choose real estate and not stocks is due to financing, there is no way the bank is going to loan you $500 000 to play the stock market, but the will gladly loan you the money for a house.

Leverage works both ways & this is way too dangerous for most unsophisticated buyers/investors.
It was like giving a 16year old new driver a Dodge Viper for their first car - lol. Lots of power + lots of danger combined with little experience. Bad results were almost certain to occur.

The only real factor that makes stock better than real estate is that it is almost perfectly liquid while real estate, especially now, has almost zero liquidity. For this reason, as well as the horizon I would advise someone from real estate before stock at this point but in truth, the average person is well advised to stay away from both for the next 6 months at least.

Very, very nice !You have to admit however:
1)Never ever money increase in value. When euro appeared on the market in 2000 (in theory in 99)it was 25% less then US$, now is 1.6US$.Meanwhile euro has lost 20% against CHF which lost 10% against Yen which had an inflation of ~1%/year. Compute US$!
2)With 2k/mo and living expenses of 1k left you 10 years ago with 1k to buy a 250k home.With this industrial progress, now with 6k/mo and your expenses at 1k and have 5k to buy a 1M home a lot easier!

Pretty good genius boy. It might be helpful to know that the real estate bubble is really a land value bubble because only land/locations appreciate and improvements do not. Land value is created by the community and not by individual owners. Unlike buying a bigger house buying the same piece of land at a higher price gets you nothing more than the same piece of land, no more useful than before. When people get to the end of being able to afford the rising cost of the same thing the bubble pops.

BTW, where do you think they got that character? I'll give you one guess. Remember, I am a big name/personality in the video game industry & no one else acts/talks like me. Heck, I have been saying that genetic stuff for years - lol! Check my MySpace "about me" which hasn't changed in years.
Can I prove they used me, no, but let's just say Brucie was scary close to me in so many ways it was spooky. I loved it though & laughed everytime I played it.
