because cantonese lyrics pronounced in mandarin may not go very well with the melody (rhymes etc), so they write different lyrics for the mandarin version. (and vice versa)

It's not just pronunciation. Taiwanese/mainland audience and Hong Kong audience are actually quite different in their taste. The former usually like something more beautiful and abstract, whereas Hong Kong audience love something more dramatic and closer to live. Lin Xi always adjusts his lyrics based on that. You see a lot in Eason and Fayes' songs.
